The House's Foundation

A System Built home needs a foundation to shoulder its considerable weight, hold to tight construction tolerances, provide a flat and level base for construction, and separate non treated wood materials from ground-contact that would otherwise cause rot and allow termite infestation.

 
The bottom part of a foundation is called a footing (or footer). The footing is wider than the foundation wall with specialized requirements depending on the foundation system and is located a minimum of 30 inches below the frost line (the distance from the finished or backfilled dirt grade and the bottom of the footing).

Maximum Builders typically builds homes on  crawl space and basement foundations.  We recommends four types of  foundation systems. 

bullet Poured concrete - Installed on site by our local subcontractor using forms to create various height & thickness of solid concrete walls.
bullet Precast concrete - Installed typically by "Superior Walls" which provides off site, controlled environment production facilities to build wall sections of various sizes which offer some additional construction & finish advantages.
bullet Permanent wood foundations - Installed by our in house work force building off site or on site walls of various heights and requirements creating additional construction & finish advantages at a less cost than other methods.
bullet Concrete Block - Installed on site by our local contractors using precast hollow core & solid blocks of various sizes typically used for our crawl space foundations. 

Size and acceptable types are regulated by local & state building codes.
